About Our Commercial Radon Testing Services

Radon is a colorless, odorless radioactive gas that seeps into buildings through foundation cracks, construction joints, and soil gaps. In Pennsylvania, one of the highest-radon states in the nation, commercial properties carry the same health and liability risks as homes, often at far greater scale.

Enviroquest’s commercial radon testing uses certified electronic continuous monitors and long-duration test devices to measure radon concentrations across your entire facility. Our team maintains full licensing under Pennsylvania’s DEP Chapter 240 regulations, which require all commercial radon testers to hold PA DEP certification, a standard not every environmental contractor meets.

What Is Commercial Radon Testing and Why Does It Matter?

Commercial radon testing is the professional measurement of radon concentrations in non-residential or mixed-use buildings, including offices, schools, warehouses, retail centers, hotels, and multi-family housing. Unlike residential testing, commercial testing follows ANSI/AARST standard MA-MFLB-2023, which requires different device placement, testing duration, and documentation protocols than the residential standard.

The EPA’s action level for radon is 4.0 pCi/L (picocuries per liter). When a building tests at or above this level, the EPA recommends mitigation to protect occupants. In Pennsylvania’s EPA Zone 1 geology, which covers Harrisburg, York, Lancaster, and much of Central PA, elevated radon readings are common, particularly in below-grade and ground-floor spaces.

Why Commercial Buildings Need Professional Testing (Not Box-Store Kits)

1

Commercial spaces often span multiple floors and HVAC zones, requiring multi-point placement by a certified professional

2

Building pressurization, stack effect, and ventilation systems affect radon distribution in ways consumer tests cannot capture

3

State law (25 Pa. Code Chapter 240) requires PA DEP certification for all commercial radon testing in Pennsylvania

4

Employers and building owners face potential liability under OSHA's General Duty Clause when elevated radon exposure is documented and not addressed

Enviroquest has performed commercial radon testing for a wide range of property types across Central Pennsylvania:

  • Office buildings and corporate facilities, including multi-story buildings where state protocols require testing at each occupied level

  • Schools and universities: Enviroquest has managed radon programs at Milton Hershey School (300+ structures), Gettysburg College (80 buildings), Dickinson College, and Lebanon Valley College

  • Healthcare facilities and nursing homes, including IHS Woodlands Nursing Home and Bethany Towers

  • Hospitality properties, including Holiday Inn Express locations

  • Industrial and manufacturing facilities, including Tyco and the Stryker Brigade in Lewistown

  • Multi-family housing and apartment complexes, which we test according to HUD guidelines

  • Retail centers and mixed-use developments

If you’re unsure whether your property requires testing, contact us; we’ve likely tested it before.

What's Included in Our Commercial Radon Testing Process

Commercial radon testing is more involved than placing a single charcoal canister in a basement. Here’s exactly what Enviroquest delivers:

1

Pre-Test Site Assessment

We evaluate your building's square footage, floor count, HVAC zoning, and below-grade areas to determine how many test devices your property requires and where our certified testers must place them per ANSI/AARST MA-MFLB-2023 standards.
2

Certified Electronic Monitor Placement

We deploy continuous electronic radon monitors at required measurement points. For long-term tests, monitors remain in place for a minimum of 90 days to capture seasonal fluctuation across different air quality and pressure conditions.
3

Closed Building Conditions

We coordinate with your facility manager to maintain proper closed-building protocol during the measurement period, critical for obtaining defensible results.
4

Data Collection and Lab Analysis

All test devices are submitted to a certified radon laboratory for analysis. Continuous monitors record hourly readings for the full test duration.
5

Detailed Written Repor

You receive a comprehensive radon test report including measured levels at each test point, a site diagram of testing locations, comparison to the EPA 4.0 pCi/L action level, and remediation recommendations if results exceed that threshold. Reports are formatted for property managers, legal counsel, and insurance providers.

Commercial Radon Testing Cost

Commercial radon testing cost varies based on building size, number of floors, ventilation zones, and whether short-term (48–96 hour) or long-term (90+ day) testing suits your situation. Every commercial property is different; a small office suite requires far fewer test devices than a multi-building campus.

Factors that affect your testing investment:

  • Total occupied square footage and number of floors

  • Number of separately ventilated zones or HVAC systems

  • Testing method: short-term electronic vs. long-term passive

  • Whether your project requires a pre-test site assessment

  • Reporting requirements: standard results vs. insurance or legal-grade documentation

Contact Enviroquest for a free, itemized quote based on your building’s specifications. We provide written proposals for all commercial testing projects before any work begins.

Why Enviroquest?

Fatter is better: We use 4” pipe and spout which does a better job. A 3 inch pipe can move about 80 cfm, where a 4” pipe can move about 140 cfm with the same fan! We always use 4” (unless a 4” pipe will not fit).
We have been in business 26 years: What good is a warranty if the company is not around to service it? Given that we have been in business for 26 years, the chances are higher that we will continue to be around if any warranty issues arise.
Experience: We have installed over 20,000 radon systems and have a 100% success rate for reducing the Radon level.
Warranty/Guarantee: When comparing companies, read the warranty info carefully. A lot of companies will charge extra if they need to come back and put in another suction point or a bigger fan. Most systems we install are guaranteed for 7 years regardless of how many times we need to return.

Some of our satisfied customers include: Testing and mitigation of 300+ structures at the Milton Hershey School, 80 buildings at Gettysburg College, Dickinson College, Lebanon Valley College, Stryker Brigade in Lewistown, Holiday Inn Express, Tyco, IHS Woodlands Nursing Home, Bethany Towers, and many more high schools, elementary schools, churches, nursing homes, offices, apartment complexes, and thousands of residential structures. Radon System FAQs

Is radon testing required for commercial buildings in Pennsylvania?

Pennsylvania does not have a blanket state mandate requiring all commercial buildings to test for radon. However, PA DEP Chapter 240 requires that any radon testing performed in the state — residential or commercial — must be conducted by a PA DEP Certified tester. Schools, healthcare facilities, and HUD-assisted housing face additional federal guidance. Employers may also face exposure under OSHA’s General Duty Clause if elevated radon is documented and not remediated. We recommend testing any occupied commercial building in EPA Zone 1 counties, which includes most of Central Pennsylvania.

How is commercial radon testing different from residential testing?

Commercial radon testing follows ANSI/AARST standard MA-MFLB-2023, separate from the residential standard (MAH-2023). Commercial testing requires multi-point device placement based on floor area and HVAC zoning, longer minimum testing durations, and formal written documentation. Consumer charcoal canisters sold in hardware stores are not appropriate for commercial buildings.

How long does commercial radon testing take?

Short-term electronic testing typically takes 48–96 hours under closed-building conditions. Long-term testing — preferred for large or complex buildings and required for some regulatory purposes — runs 90 or more days to capture seasonal radon variation. We’ll recommend the right method based on your building and what you plan to do with the results.

What radon level requires action in a commercial building?

The EPA recommends mitigation when radon levels reach or exceed 4.0 pCi/L. In Pennsylvania’s high-radon geology, this threshold is commonly exceeded in below-grade and ground-floor spaces. Enviroquest has a 100% success rate reducing radon below the EPA action level in every building we’ve mitigated.

Can radon be elevated on upper floors of a commercial building?

Yes. While radon enters through the foundation, a building’s HVAC system, stack effect, and internal pressure dynamics can move radon throughout multiple floors. This is why commercial testing requires devices at multiple levels — not just the lowest occupied floor.

What happens after testing if levels are high?

If your commercial test results exceed 4.0 pCi/L, Enviroquest provides a detailed mitigation plan and installs a sub-slab depressurization system. We handle testing and mitigation in-house — you won’t be handed off to a subcontractor. Our 7-year warranty covers all commercial mitigation systems with unlimited return visits.

Does OSHA require radon testing in workplaces?

OSHA does not have a specific radon standard for commercial workplaces. However, OSHA’s General Duty Clause (Section 5(a)(1)) requires employers to provide a workplace free from recognized hazards that may cause serious harm. If radon is a known risk in your region and your building has not been tested, this provision may apply. We recommend consulting legal counsel on your specific liability exposure.

What's in the radon test report Enviroquest provides?

Your written report includes: radon concentrations measured at each test point, a site diagram of device placement, comparison to the EPA 4.0 pCi/L action level, testing dates and duration, the certifying technician’s PA DEP license number, and written remediation recommendations where applicable. Reports meet the documentation standard expected by property managers, real estate attorneys, insurers, and regulators.
